Tracked properties with improved ranking

Hostuplift operates a portfolio of 119 short-term rental properties across the United Kingdom. Booking.com was an important channel, but promotion work had become difficult to manage at portfolio scale.

Challenge

The Hostuplift team was managing Booking.com promotions manually. That meant promotion reviews were infrequent, repetitive, and hard to scale across a large portfolio.

Without a structured way to monitor ranking performance against competitors, the team was missing daily optimisation opportunities. They also needed to protect final guest prices and net revenue margins while staying competitive on Booking.com.

Solution

Hostuplift implemented myDataValue’s Booking.com AI Agent across the full 119-property portfolio.

The team gained real-time visibility into ranking position, ADR performance, and competitive positioning for each listing from one dashboard. Sisi began distributing optimised promotions across 180 days forward, applying Genius, Campaign Deals, and Limited-Time Deals dynamically based on each property’s ranking and demand signals.

What previously required manual extranet work across dozens of properties became a one-click workflow, freeing the team to focus on commercial decisions instead of repetitive Booking.com tasks.

Results

In the first 31 days after onboarding, Hostuplift generated GBP 197,725 in Booking.com revenue, up 27.3% from GBP 155,293 in the prior period.

Reservations increased from 338 to 375, and nights booked increased from 871 to 1,055. The team also improved average daily rate from GBP 178.29 to GBP 187.95 while using automated promotions.

The average portfolio rank improved from 41.0 to 38.7, and 62 of 110 tracked properties improved ranking.

What changed

Hostuplift moved from manual promotion review to a daily automated Booking.com workflow. The team could use the right promotions, improve ranking in a controlled way, and maintain the final prices they wanted to offer guests.

The outcome was not only saved time, but measurable revenue growth across the portfolio.
